There’s a lot of opinion about the real estate market right now. When you look at the news, social media, and your neighbors, most of what you’re hearing is based on national headlines that may have little to do with your local market.
Let’s set aside the noise and look at what’s really happening.
Home prices have stayed surprisingly stable. As of April 2026, the national median was $417,700, less than 1% higher than a year earlier, according to the National Association of Realtors. We’re past the double-digit appreciation of a few years ago, but we’re also not seeing the crash people keep predicting. That’s a healthier market, and the stability is good news for both buyers and sellers.
Mortgage rates have improved since last summer. The average 30-year fixed has been in the mid-6% range, down from roughly 6.7% a year ago. I don’t think we’re going back to 3% anytime soon, but even a small rate drop makes a real difference in your monthly payment, and that’s bringing more buyers back into the market.
There’s more inventory now, too. Buyers have more homes to choose from, so they don’t feel as pressured to make an offer on the first one they see. Sellers who price correctly and market well are still seeing strong activity, but putting a sign in the yard and expecting multiple offers regardless of price is a thing of the past. Pricing strategy matters more than ever.
Don’t confuse the economy with real estate. One thing I always tell my clients is not to mix the two up. Every day brings another headline about inflation, interest rates, or the stock market, and it can make everything feel uncertain. But through it all, real estate has remained remarkably steady. People are still buying, people are still selling, and housing is still one of the strongest long-term investments for many families.
The market isn’t crashing or booming. It’s becoming more balanced, which is a healthy place for it to be. The most important thing to remember is that national headlines only tell part of the story.
Every neighborhood is different, every city is different, and even two homes on the same street can have completely different values.
